If a home appears priced below market value, that can sometimes be a clue that flood history or insurance costs are a factor — something buyers should fully understand before moving forward.
Do New Construction Homes Flood in North Houston?
Newer and brand-new construction homes in North Houston are often built even higher than older homes, with modern drainage standards and enhanced flood prevention measures.
Many master-planned communities also feature:

- Engineered drainage systems
- Greenbelt areas designed to absorb runoff
