Because much of The Woodlands is already developed, finding newer construction within the community can be challenging.
That is where Stillwater, Texas comes into the conversation.
Located just north of The Woodlands in Montgomery County, Stillwater offers newer homes, luxury properties, convenient access to I-45, and proximity to many of the shopping, dining, medical, and entertainment options that make The Woodlands such a popular place to live.
Where Is Stillwater, Texas?
Stillwater is located just north of The Woodlands on the west side of I-45, between Highway 242 and FM 1488.
The location is one of the community's biggest advantages. Residents are only minutes from The Woodlands and have convenient access to everyday necessities, including grocery stores, shopping, restaurants, medical facilities, and entertainment.
Costco is approximately three minutes away, while The Woodlands Mall and Town Center area are only a short drive south.
Stillwater is also particularly convenient for people working in the medical field. The community is close to the major hospitals and medical facilities around The Woodlands.
For frequent travelers, George Bush Intercontinental Airport is approximately 35 to 40 minutes away, depending on traffic.
A Newer Community Near The Woodlands
Stillwater began developing around 2015 and was developed by Gracepoint Homes.
The community was built on land that previously had a much more rural and ranch-like setting. Today, Stillwater combines newer architecture with attractive landscaping, walking trails, ponds, and residential streets.
For buyers who like The Woodlands but want something newer, Stillwater can offer an interesting balance between location and age of construction.
Most of the community has already been developed, so traditional new construction opportunities are now limited. However, there can still be opportunities for custom construction on larger homesites, particularly at the luxury end of the market.

Schools are one of the biggest questions families ask us when researching communities around The Woodlands.
One of Stillwater's notable features is that the community is zoned to schools serving The Woodlands area, including The Woodlands High School, along with Powell, Mitchell, and McCullough.
School attendance boundaries and ratings can change, so buyers should always verify current zoning directly with the school district before purchasing a home.
For some families, Stillwater creates a sweet spot: a newer home close to The Woodlands while still having access to schools that also serve established sections of The Woodlands.
Amenities and Outdoor Lifestyle
Stillwater has a different amenity setup than some of the larger master-planned communities surrounding Houston.
Throughout the community, you will find hike-and-bike trails, walking paths, landscaped areas, ponds, and green spaces. Residents can walk, bike, enjoy the outdoors, and even fish in designated pond areas.
One important thing to know is that Stillwater does not have a community HOA swimming pool.
For some buyers, that may be a disadvantage. For others, it can be a positive because it helps keep the community's amenity structure simpler. Many homes in Stillwater also have private backyard pools.
The overall atmosphere is polished and well-maintained without having an extensive list of large community amenities.

Homes can begin around the $400,000 range, while properties in the gated and luxury sections can reach well into the seven figures.

Depending on the property and current market conditions, luxury homes in Stillwater can range from approximately $1 million to $1.6 million or more. Custom construction on larger lots can potentially exceed $2 million.
Prices and availability change frequently, so buyers should review current listings rather than relying solely on historical price ranges.
Property Taxes in Stillwater
Property taxes are another important consideration when comparing Stillwater with The Woodlands and surrounding communities.
At the time of our video, the tax rate discussed for Stillwater was approximately 2.7%. Because tax rates, exemptions, and assessed values can change, buyers should verify the current rate for the specific property they are considering.
This is especially important when comparing newer communities with older neighborhoods in The Woodlands because tax rates can vary significantly from one area to another.
Commuting From Stillwater
Stillwater's proximity to I-45 makes traveling south toward The Woodlands, Houston, and George Bush Intercontinental Airport relatively convenient.
However, traffic is something buyers should experience personally before making a decision.
Getting into the community while traveling north can be less convenient during peak traffic periods, particularly around I-45, Highway 242, and FM 1488.
When we work with relocation clients, we often recommend driving potential neighborhoods during the same hours you expect to commute. A community can look perfect on a map, but experiencing your actual morning or afternoon drive provides much better context.
Inside a Luxury Stillwater Home

It is a great example of the type of luxury property you can find in Stillwater.
Pros and Cons of Living in Stillwater
Like every community, Stillwater will not be perfect for everyone.
The advantages include newer homes, proximity to The Woodlands, convenient I-45 access, attractive landscaping, walking trails, luxury housing options, and access to nearby shopping, dining, medical facilities, and entertainment.
Potential considerations include the lack of a community swimming pool, a higher property tax rate compared with certain established neighborhoods, limited traditional new construction inventory, and traffic around the entrances during busy commuting hours.
